Gas Safety Check (CP12 Certificate)
A Gas Safety Ceck (CP12 Certificate) is a legal safety inspection, especially relevant for landlords in the UK.
What is included:
Checking all gas appliances (boiler, hob, fire, etc.)
Ensuring safe gas pressure and combustion
Testing for gas leaks
Checking flues and ventilation
Confirming appliances are safe to use

Our Main Goal
Ensure there is no danger to people (e.g., gas leaks or carbon monoxide poisoning)
Why it’s important:
-
Legally required annually for landlords (under UK law)
-
Protects occupants from serious hazards
-
Provides an official certificate (CP12) as proof of safety
What's the difference between a boiler service and a gas safety certificate?
Boiler Service
Focuses on performance & maintenance
Detailed internal inspection & cleaning
Not legally required (for homeowners)
Helps efficiency & longevity
No certificate required
Gas Safety (CP12)
Focuses on safety & legal compliance
Basic safety checks of appliances
Legally required for landlords
Ensures appliances are safe to use
CP12 certificate issued
Why get both services?
Even though they overlap slightly, one does NOT replace the other:

-
A CP12 check won’t fully service or clean your boiler
-
A boiler service won’t necessarily cover all legal gas safety checks

Get both done annually (we offer a package deal for £140 for both), often at the same time by a Gas Safe registered engineer.
